Our customers choose to represent themselves and list their properties in the local Multiple Listing Service by owner.

As a buyer working with our customers you have two choices:

1) Represent yourself and work directly with the seller. If you need help facilitating your sale review our Contracts and Closing Center. MLS4owners will facilitate your sale for .5% of the sales price!

2) Work directly with your favorite buyer’s agent to represent you in the transaction. The seller will pay them the commission amount that is advertise in the MLS listing. This commission frequently ranges from 1- 3% of the sales price.

MLS4owners’s unique proprietary program, rebates 50% of the selling office commission to the buyer. Administrative tasks such as; opening the property to show the buyer, inspector and appraiser are paid by buyer per hour.

Buyers must check with their lender to find the most advantageous option to using this rebate if financing the purchase. In some cases, rebates can be used for down payment, closing costs, or to buy points on their mortgage. It may even be possible to have the rebate as cash at closing. It’s important to note that if you’re using a mortgage lender to finance your home, they have to approve how you use the rebate. Many loan programs won’t allow cash back at closing.

For homes that receive multiple offers, this could be the difference between your offer being accepted, and months of searching for another home.
